This meticulous checklist empowers our dedicated team of professionals to expertly diagnose any existing problems and efficiently address them with timely repairs.

1) External Roof Wear

  • Why it’s important: Your roof is the first line of defense against the elements, and over time, it can wear down due to weather exposure, pests, or aging materials. Identifying external wear early prevents small issues from turning into costly repairs.

  • What we check: We thoroughly inspect for rotting wood, termite damage, cracked or missing shingles, and buckled shingles. These issues can allow water to seep into your home, leading to further structural damage and increased repair costs.

2) Internal Roof Wear

  • Why it’s important: Problems on the inside of your roof, like mold and leaks, often go unnoticed until significant damage has occurred. These issues can compromise the structural integrity of your home and affect indoor air quality.

  • What we check: We look for signs of mold, water stains, and active leaks in your attic or ceiling, ensuring that any hidden problems are caught early before they escalate into more severe damage.

3) Roof Layers

  • Why it’s important: Building codes and roofing standards dictate that roofs should not exceed two layers of material. Adding a third layer not only risks legal implications but also adds unnecessary weight to your roof, which can lead to structural issues.

  • What we check: We assess whether your roof has more than two layers. If so, we recommend a complete roof tear-off and replacement to ensure compliance with local building codes and maintain the safety and longevity of your roof.

4) Roof Sheathing Types

  • Why it’s important: The type of roof sheathing (the layer that supports your shingles) can affect how repairs or replacements are conducted. Each type has unique requirements to ensure a long-lasting and safe roof.

  • What we check: We inspect the type of sheathing on your roof, whether it's spaced sheathing, filled sheathing, or solid sheathing. Understanding the sheathing type helps us determine the best materials and methods for any repairs or upgrades, ensuring a secure and stable roof structure.

5) Roof Slope

  • Why it’s important: The slope of your roof determines which materials and installation techniques are suitable for long-term protection against water damage. Different slopes require different layers of underlayment (felt) to ensure water is properly shed from the roof.

  • What we check: We measure your roof’s pitch and ensure that the correct number of felt layers are used based on local regulations. For instance:

  • A 12/1 pitch cannot have any felt layers.

  • A 12/2 or 12/3 pitch requires two layers of felt.

  • A 12/4 pitch can have one layer of felt. This ensures your roof is up to code and fully protected against the elements.
